PORTFOLIO - LISTED BUILDING INTERNAL REFURBISHMENT, BRIGHTON

Design:

The key points of the brief were to reinstate the original proportions of the recency space, re-establish and celebrate the original features, maximise light and views and improve the efficiency of the space for studio living.  

A central ¾ height solid wall pulled back from the front and rear wall enabled the original proportions of the room to once again be enjoyed whilst the desired separation between kitchen and living was achieved through a solid partition and support for a lightweight steel spiral stair and slim line steel mezzanine floor that provided additional space for the bed and roll top bath with sea views across the full width of the panoramic recency windows.

The only enclosed space was to be for the toilet and basin. A closet, visually similar to a large built in wardrobe was formed in the corner of the room below the original ornate freeze that now wrapped continuously uninterrupted around the the whole space. Internally time was spent working up a comprehensive interior design and use of materials such as concrete, polished plaster and exposed steel to sensitively emphasise the contrast between the new and old. Listed Building Consent was granted.

Concept Design, Listed Building Consent, Interior Design (+co-ordination of early structural design) and early Building Regulation liaison.

JRA worked closely with the client and Brighton and Hove Heritage team to evolve the brief and concept design options to ensure an optimum design and successful outcome was achieved. Early input and co-ordination of structural and mechanical design was key to achieving a robust design that would not detrimentally affect the existing historic structure or original features. Justine worked closely with a Sutural Engineer and Mechanical contractor to integrate the required structural loadings and mechanical plant requirements with the optimum layout. Listed Building Consent was granted.
