​Design:

The low ceilings and small rooms of the original cottage are full of character yet difficult for modern family living. The new two storey side extension provides a new light open family kitchen diner and master bedroom linked to the preserved original spaces via a glass link.

 

The design of the extension externally responds to the height and rhythm of the existing cottage whilst internally provides the modern open plan spaces that connects directly to the garden and existing rooms on both floors. A new double garage and vehicle access were also provided. (more photos coming soon).

 

Scope of services:

Concept Design, Pre-Planning, Planning, Listed Building Consent and Building Regulations.

The initial brief was formed, feasibility options investigated, and an extended pre-planning process completed with both the Reading City Council Planning and Heritage teams. The final scheme was submitted for Planning Permission and Listed Building Consent, both were granted. JRA designed and co-ordinated the technical information required for building regulations (full plans) Approval (including structural, ecological and energy consultant information). 

 

After building regulations (full plans) approval,  the client used the building regulations (full plans) information to obtain quotes from contractors and agree their scope of works for the construction phase. The client retained contact with JRA throughout the latter stages of the project and sought advise as required. The works are now complete and photos will be taken soon.
